Fixed rate

Operation:
The rate of the loan is fixed at the signature of the trust deed and will not vary, except if you rénegociez your loan or if you refund it by anticipation. The fixed rates are indexed on OAT (Assimilable Obligations of the Treasury). Although the rate is fixed, the expiries can be modulated in time.
The loan can be:
- A constant expiries: The amount of the monthly payments is the same one throughout all loan | |
- A progressive expiries: The amount of the monthly payments increases each year, according to a rate/rhythm decided with the signature of the trust deed. For example, you can decide that your monthly payments will increase by 2% per annum. This formula allows light your monthly payments during the first years of refunding and to weigh down them then to benefit d´une rise from your incomes
- Flexible: you have the possibility, throughout all d´augmenter, loan or to decrease the amount of your monthly payments according to your re-entries of money. In fact the d´emprunt duration varies. These modulations of course are strictly règlementées.
Advantages and disadvantages:
Principal advantage of the fixed rate is its safety. You know upon the departure the amount of your monthly payments and the total cost of loan and, whatever the evolution of the market, the rate and the d´emprunt duration will not vary (except if you choose a flexible loan). You can then manage your budget in a more effective way. N the other hand, you do not benefit from the possible falls of rate and are likely to find you to pay too much d´intérêts compared to the market rates. Moreover, the rate d´intérêt is higher than for a loan atrevisable rate. Today, on average, there is a difference from 1,5 to 2 points with the revisable rates “pure” (without courses) and of 1 point with the wrapped revisable rates. But inconvenience major is the penalty which will be applied to you if you wish to refund by anticipation, which is frequent in the event of resale of the good or if you receive large sums of money. The penalties of refunding frequently reach 2 to 3% of the capital remaining to be refunded, which can s´avérer dissuasive.
For which operation type?
This type of rate is preferable if you borrow over a long duration (more than 15 years) because of safety gets. Indeed, if in the short run a big rise or lowers rates is not very probable, long-term person isn't able to envisage their evolution.
